Energy-Efficient & Green Mortgages
An energy-efficient mortgage lets you finance energy-saving improvements as part of your home loan, on the logic that a more efficient home costs less to run — freeing income that supports the payment. It is a quiet way to build a better home into the same mortgage.
What it can fund
- Insulation, windows and sealing that cut heating and cooling costs.
- Efficient HVAC systems and water heaters.
- Solar and other renewable additions, on some programs.
- Upgrades identified by an energy assessment as cost-effective.
How it is structured
Versions exist across FHA, VA and conventional lending. The improvements are typically supported by an energy assessment and financed into the loan, so you pay for them gradually rather than out of pocket — while the lower utility bills start immediately.
If you are buying a home that needs energy upgrades anyway, ask whether an energy-efficient mortgage can fold them in. Financing the improvements with the home — and paying for them with the utility savings — is often smarter than a separate higher-rate loan later.
