VA Loans: The Benefit Veterans Earned

6 min read
Zero down, no monthly mortgage insurance, and some of the most powerful terms in lending.

If you have served, the VA loan is very likely the strongest financing available to anyone in the country. It is a benefit you earned, and it is worth using well.

What makes it exceptional

  • 0% down. Eligible veterans can finance 100% of the purchase price.
  • No monthly mortgage insurance — a meaningful monthly saving versus FHA or low-down conventional.
  • No federal minimum credit score. Lenders set their own, but the VA does not impose one.
  • Competitive rates and limits on certain closing costs.
  • Reusable. This is not a one-time benefit; your entitlement can be restored and used again.

The funding fee

In place of monthly insurance, most VA loans carry a one-time funding fee, which can be financed into the loan. Veterans receiving compensation for a service-connected disability are generally exempt from the fee entirely — a detail some lenders miss and borrowers overpay for. We check.

Eligibility

Eligibility runs through your service history and a Certificate of Eligibility (COE), which we can help you obtain. Qualifying service includes many veterans, active-duty members, National Guard and Reserve members, and some surviving spouses.

Pro tip

Residual income — the money left after your major obligations — is central to VA underwriting, which is part of why these loans perform so well. It also means a strong file can qualify comfortably even with a higher debt ratio.

Best fit: any eligible veteran or service member. If you qualify, this benefit is almost always worth a hard look before any other program.

Common questions

Can I use a VA loan more than once?
Yes. VA entitlement can be restored and reused, and in some cases you can have more than one VA loan at a time. It is a lasting benefit, not a single use.
Do I pay mortgage insurance on a VA loan?
No monthly mortgage insurance. Most loans carry a one-time funding fee instead, which can be financed — and which is waived for many veterans with a service-connected disability.
