Common questions

Which loan program is right for me?
It depends on your goal, credit, down payment, and property. A primary-home buyer, a self-employed borrower, a veteran, a retiree, and a real-estate investor each have a different best fit. A licensed Lexington officer matches the program to your situation.
Do you really lend down to a 500 credit score?
Yes — on FHA and VA, Lexington goes down to a 500 FICO where most lenders stop at 580, and our reverse program reaches 500 with past mortgage lates often acceptable. HELOCs go to 600 where many stop at 640.
What is a DSCR loan?
A DSCR (debt-service-coverage-ratio) loan qualifies an investment property on its rental income rather than your personal income. Lexington funds down to a 0.75 ratio, well below the 1.00 most lenders require.
Can self-employed borrowers qualify?
Yes. Our bank-statement programs use 12 to 24 months of deposits to document income, so you can qualify without W-2s or tax returns.
