What break-even really means

A refinance usually has closing costs. Break-even is the month your monthly savings add up to those costs — after that, the savings are yours. If you plan to keep the home past break-even, refinancing typically makes sense.

Watch the lifetime interest

Lowering your payment by stretching back out to 30 years can still cost more over the full life of the loan. This tool shows total interest for both loans so you can weigh the monthly savings against the long-term cost.

When is refinancing worth it?
A common guideline is refinancing when you can lower your rate enough to break even on closing costs within the time you plan to stay in the home. This calculator shows that break-even month directly.
Should I roll closing costs into the loan?
Rolling costs in avoids cash out of pocket but increases your balance and interest. Toggle the option to compare both ways.
Does a lower payment always save money?
Not always. Extending the term lowers the monthly payment but can increase total interest paid. Compare the total-interest figures, not just the payment.
