How much home can you afford?

Lenders look at two ratios: your housing payment versus income (the front-end ratio) and all your monthly debt versus income (the back-end ratio). The classic guideline is 28% and 36%, though qualified mortgages allow up to 43% and many Lexington programs go higher with compensating factors.

Why the answer moves

Lowering your other monthly debts or raising your down payment both increase the price you qualify for. This tool solves for the home price where your full payment — including taxes, insurance, and PMI — still fits inside the limits you set.

What debt-to-income ratio do I need?
Many loans target 28% housing and 36% total debt-to-income, but qualified mortgages allow up to 43%, and Lexington places loans well beyond that with the right profile. Adjust the DTI fields to see the effect.
Does this guarantee approval?
No. It is an estimate based on the ratios you enter. Actual qualification depends on credit, income documentation, assets, and the specific program. Apply for a real answer.
What lowers how much I can afford?
Higher interest rates, higher property taxes or insurance, and existing monthly debts all reduce your maximum price. Paying down a car or card before you buy can meaningfully raise it.
