How your payment is built

A mortgage payment is more than principal and interest. Lenders usually collect property taxes and homeowners insurance monthly and hold them in escrow, and private mortgage insurance (PMI) is added when your down payment is under 20%. This calculator adds all of them so you see the real number.

What we assume

Property tax is figured on the home’s value and insurance as an annual premium, both editable. PMI applies only while your loan is above 80% of the home’s value and drops off automatically as you pay down. These are estimates — your actual escrow depends on your county and insurer.

What is included in a monthly mortgage payment?
A typical payment has four parts, often called PITI: principal, interest, property taxes, and homeowners insurance. If your down payment is under 20%, private mortgage insurance (PMI) is added, and some homes also carry monthly HOA dues.
How much should I put down?
Putting 20% down lets you avoid PMI, but many Lexington programs allow far less — and FHA and VA options go much lower. Use the down-payment toggle to compare scenarios.
Are these numbers a loan offer?
No. Calculator results are illustrations to help you plan. Your real rate and payment depend on your application, credit, property, and program. Apply to get a personalized quote.
