DSCR & Investor Loans
If you are growing a rental portfolio, there is a ceiling to how many properties conventional underwriting will let you finance on personal income. DSCR loans remove that ceiling by qualifying the property instead of you.
What DSCR means
DSCR stands for debt-service-coverage ratio — the property’s rental income divided by its total payment. A ratio of 1.0 means the rent exactly covers the payment; above 1.0 means it more than covers it. Qualify the deal on its own cash flow and your personal tax returns never enter the picture.
Why investors use it
- No personal income documentation — no tax returns, no pay stubs, no DTI.
- Scalable. Finance property after property without hitting a personal-income wall.
- Fast and clean for experienced investors who think in terms of cash flow.
- Entity-friendly — often closeable in an LLC.
A property that does not quite cover itself at a 1.0 ratio is not automatically dead — a larger down payment, an interest-only option, or a different rent analysis can lift the coverage. Bring us the deal and we will find the structure.
