Lower my mortgage paymentPaying too much
each month?

Most homeowners can’t beat the rate they already have. Many can still lower what they pay every month — and keep more of every paycheck.

  • One payment instead of many. Credit cards, car loans and other bills, rolled into one.
  • Keep your low rate and still lower what goes out each month.
  • No credit pull to start. A licensed loan officer shows you the numbers in writing.

Four ways homeowners lower their monthly payment

One

One payment instead of many

Move high-interest credit cards, car loans and personal loans into your mortgage. Even when the new mortgage rate is higher than the one you have, one payment can be far lower than all of those bills added together.

Two

Keep your low rate

If your first mortgage rate is low, leave it alone. A home equity line or loan can pay off the expensive bills while your first mortgage stays exactly as it is.

Three

A new term or a new program

A longer term, a VA or FHA streamline refinance, or removing mortgage insurance can each bring the monthly payment down.

Four

No monthly payment at all

Homeowners 62 and older can use a reverse mortgage. Others may qualify for a home equity investment: cash today, with no monthly payment.

The honest part. A lower payment over a longer time can cost more in total interest. We show you the monthly payment and the total cost, side by side, before you decide.

Questions people ask

Can I lower my mortgage payment without refinancing?
Sometimes, yes. A home equity line or loan can pay off higher bills while your first mortgage stays exactly as it is. Other ways: remove mortgage insurance once you have enough equity, recast the loan after a lump-sum payment, appeal a high property tax bill or shop your homeowners insurance (both lower the escrow part of your payment), and, if you are facing a hardship, ask your servicer about a loan modification. We will tell you which ones fit.
My rate is already low. Can you still lower what I pay each month?
Often, yes. When your first mortgage rate is low, keeping it and paying off credit cards and car loans with a second loan usually wins. We show you both ways, side by side.
Will checking hurt my credit?
No. Getting started with us does not pull your credit. When you are ready for a full pre-approval, we ask your permission first.
Does a lower payment cost more over time?
It can. Spreading debt over a longer time can mean more total interest, even when the monthly payment drops. We show you the monthly payment and the total cost both ways, so you decide with the full picture.
