The Reverse Mortgage Estimator

4 min read
What drives how much a homeowner 62+ can access — and how to read the estimate.

A reverse mortgage estimator shows roughly how much equity an eligible homeowner can convert to cash. Three inputs move the number more than anything else.

What drives the amount

  • Age of the youngest borrower — older borrowers can access more, because the expected loan term is shorter.
  • Home value (up to the program’s lending limit, or beyond it with a jumbo reverse).
  • Current interest rates — which affect how much of the value can be advanced.

How to read the result

The estimate is a starting figure, not a promise. It does not yet reflect any existing mortgage that must be paid off first, your chosen payout structure, or the required counseling. Treat it as a reason to have the conversation, not the final word.

Pro tip

If you are considering the line-of-credit option, remember the unused portion can grow over time — so the estimate today may understate what you could access years from now.
