The Cash-Out Refinance, Done Right

5 min read
A powerful tool when your rate is already at market — and a costly one when it is not.

A cash-out refinance replaces your mortgage with a larger one and hands you the difference in cash. Used at the right moment it is efficient and clean; used at the wrong moment it quietly resets a low rate you can never get back. The difference is entirely about the rate you hold today.

When it is the right tool

  • Your current rate is already at or above today’s rates, so refinancing costs you nothing in rate.
  • You need a large amount relative to your balance, where a second loan would be unwieldy.
  • You want the simplicity of one payment and the overall math still works.
  • You are leaving a less favorable loan — an adjustable rate, a loan with permanent mortgage insurance — and solving two problems at once.

When to reach for a second lien instead

If you hold a low first-mortgage rate, stop and read ‘Protect Your Low First-Mortgage Rate’ first. Pulling cash by refinancing a low rate reprices your entire balance at today’s higher rate. A HELOC or home equity loan usually wins by a wide margin because it only prices the new money.

Using the cash well

The strongest uses of a cash-out refinance either build value or replace more expensive debt — a renovation that raises the home’s worth, consolidating high-rate balances, or funding a clear investment. Borrowing against your home for consumption you will not remember in a year is the move to avoid.

Pro tip

There are limits on how much of your equity you can take out, which vary by program and property type. Ask for your maximum up front so you can plan around a real number rather than a hopeful one.

Common questions

How much equity can I take out in a cash-out refinance?
It depends on the program and property, but lenders keep a cushion of equity in the home rather than letting you pull all of it. We will give you the specific maximum for your loan type and situation.
Is a cash-out refinance a good idea?
It is a good idea when your current rate is already at market and you are using the funds to build value or replace costlier debt. It is usually the wrong idea when you hold a low first-mortgage rate — a second lien is then far cheaper.
