The Documents You’ll Need
A simple checklist. Gather these up front and you take weeks of friction out of the process.
Most of the delay in a mortgage is not the lender — it is waiting on paperwork. Gather these before you apply and you move to the front of the line.
For almost everyone
- Government-issued photo ID
- Social Security number for the credit check
- Most recent 30 days of pay stubs
- W-2s and/or 1099s for the past two years
- Federal tax returns for the past two years
- Most recent two months of bank and asset statements
- A list of your monthly debts
If you are self-employed
- Two years of business and personal tax returns
- A year-to-date profit-and-loss statement
- Business bank statements (12–24 months) if using a bank-statement program
Situational
- Gift letter and donor documentation, if using gift funds
- Divorce decree or child-support documentation, if relevant
- Certificate of Eligibility for a VA loan
- Letters of explanation for any large deposits or credit events
Pro tip
Send clear, complete scans — all pages, even the “this page intentionally left blank” ones. Underwriters must see the whole statement. A missing page 4 of 4 is the most common reason a file waits.
Common questions
Why does the lender need my full bank statements?
To verify your down payment and reserves and to source any large deposits. It is a federal requirement, not nosiness — and a clean, fully documented file is a fast file.
I am a W-2 employee. Do I still need tax returns?
Often the recent W-2s and pay stubs are enough, but some situations call for returns. Having them ready costs nothing and prevents a mid-process scramble.
